Have you ever heard about the final certificate?
It is not the first time, and it won’t be the last, that we met new clients that want to sell their home and they found out something not nice about their property. If they do not provide us a Simple Note, we will go to the Property Registry and we will get one in order to avoid unpleasant surprise once the property has been booked.
In the last months, we have found out many properties that are still under construction. This is something we need to fix so, once the property has been booked, we can complete the sale as soon as possible.
Why a property is under construction if the owners have lived there for 20 years?
It could be for many reasons. It is possible that the Final Certicate wasn’t taken to the Registry in order to register it. Maybe this certificate was missed… The thing is that this document is very important to complete the sale of the property.
What can be done in order to get the Final Certificate?
First of all, the owners have to look for the Final Certificate. It could be between all the documentation we sign at the Notary. If they find it, it is necessary to check if it could be registered. It is possible that after so many years, the certificate is not valid and more documents are needed.
In case that the Final Certificate is not valid, the owners need to contact an architect, who will inform about the different Solutions. If the property has not been changed during the last years, a new Final Certificate must be done. If the property has been refurbished, the procedure can be more difficult.
As it is said above, it is important to have the Final Certificate in order to prove that the property is not under construction and it is possible to live there.
